Inspection

Do I need a Primary Home Inspection?

If you are purchasing a home — yes, always. A Primary Home Inspection is the most important step you can take before signing on the dotted line. It gives you an independent, professional assessment of the home's condition so you can negotiate with facts, plan for future costs, or walk away if something serious turns up. It's also strongly recommended for sellers before listing, and for homeowners who want a clear picture of where things stand before issues become expensive surprises.

What to Expect

How the Day Goes

Here's exactly what happens from the moment we arrive to the moment your report lands in your inbox.

01

We Arrive & Get to Work

Your inspector conducts a thorough, methodical walkthrough of the entire property. You're welcome to be on site throughout — and we encourage it. If you have questions as we move through the home, we're happy to answer them in real time. If your schedule doesn't allow for the full inspection, that's completely fine too. Either way, we recommend making time for the final walkthrough at the end so we can walk you through the key findings in person before you go.

02

We Follow the Standards. Every Time.

There's no guesswork about what gets inspected. We follow established Standards of Practice and a professional Code of Ethics on every job — a defined, thorough framework that ensures nothing gets missed and every inspection is held to the same high standard.

03

We Debrief On Site

After the walkthrough, we sit down with you and your agent to explain the overall condition of the home and its systems in simple terms. We'll cover any major issues that need attention sooner rather than later, and flag the items worth keeping an eye on for deferred maintenance down the road.

04

Your Report Is Delivered the Same Day

Your Spectora report — available in HTML and PDF — is delivered the same day as your inspection. It covers everything we discussed, with photos attached to each finding so nothing is left to interpretation. Clear, easy to read, and built to be shared with your agent or contractor.

Questions Answered After

Have a question after reading through your report? We're available. The job isn't done when we leave the property.

Sample Report Summary
Maintenance
Water heater is 9 years old and functioning, but approaching end of typical service life. Budget for replacement within 2–3 years.
Maintenance
Caulking around master bath tub surround is cracking and should be reapplied to prevent moisture intrusion behind the wall.
Recommendation
Missing kickout flashing at garage-to-house roof transition. Recommend repair by a licensed roofer prior to close to prevent long-term water intrusion.
Recommendation
Attic insulation is below recommended R-value for the Austin climate zone. Adding insulation would improve HVAC efficiency and reduce energy costs.
Safety Hazard
Electrical panel contains double-tapped breakers on circuits 4 and 9. This is a fire risk and should be corrected by a licensed electrician prior to close.
Safety Hazard
No carbon monoxide detectors present in the home. CO detectors are required within 15 feet of all sleeping areas per current code.
How We Work

The Skyline Way

Every inspector has a checklist. What sets us apart is how we show up, how we communicate, and how we treat your home while we're in it.

01

On Time. Never Rushed.

We show up when we say we will — and we stay as long as the job requires. Thoroughness takes time, and we never cut corners to make a schedule work. Your home gets the attention it deserves, full stop.

02

Simple Terms, Start to Finish.

We don't hide behind technical jargon. On site, we walk you through what we find in language that actually makes sense. Our reports are written the same way — clear, direct, and easy to act on. And if something comes up after you've had time to read it, we're available for questions.

03

We Treat Your Home Like Our Own.

Every ladder is placed with care. Every appliance we test, we test properly. We move through your home deliberately — never carelessly. And yes, we wear shoe covers inside. Every time. Because the little things matter.

Licensed, Insured & Held to a Professional Standard.

Every Skyline inspection is performed by a licensed, insured inspector following established Standards of Practice and a professional Code of Ethics.
